Well, it would appear that the general consensus of the BP populous says that I need to stop by here and introduce myself…so, hello there!

I see many ways of increasing our loan bandwidth and project total in general, but none of them appear to be wise from a risk management perspective.  

There are no leaks in the roof, however, it appears to be about 15 years old. 

It appears on paper that my debt to income is fairly high (they are NOT counting the rental income) so it seems that I have to continue my search to find an investor friendly or more experienced location. 

On another note, it appears that another Investor beat me to the punch on the property that I originally posted about when I started this thread, so my search continues.John

Generally 2 beds are more in demand so the mix appears to look good.Make sure you are local as 23 units does not have enough scale to employ a full time repair person. 

And to ask for that level of help without earning a stripe or two, well it can appear as a little offensive actually.

From the last paragraph, it appears to be a damned if you do, damned if you don't scenario.  

One thing not mentioned is that it appears the supply of rental units is increasing which could dampen future rent growth.
