First you won't be able to transfer the property into the LLC (if that is what you are stating you wish to do) without the bank calling the note due because it runs afoul of the Due on Sale Clause.  

Make sure you get a copy of the lease and make sure the owner gets a copy of that lease at closing, make sure the tenants security deposit transfers to the new owner at closing.

I doubt anyone would close on the property if it was occupied and even if they did, the lease transfers to the new buyer.
