It’s totally separate, kitchen, entrance, laundry room etc..I always rented it to someone I knew with no lease and I just include all utilities and cable/internet.

Primarily in Florida, where I'm currently located, I've been scouring the internet for what feels like an eternity for anything and everything real estate related.

Its just not as simple as making one internet post and buying the first deal you analyze.

You still need to know what you're doing because any error and/or omission is owned by the creator through the entire lease term. 

Title says it. 4.3% of 100+ units are delinquent on their HOA assessments, an average of 6 months behind per unit.I'm worried both about the delinquency percentage as well as the average number of months delinquent—they both seem a bit high, but I can't find any information on the internet to determine how typical this is.The HOA seems otherwise healthy.
