Either way, you need to find a commercial lender offering you a product that suits your requirements. 

It refinances that VA loan into another loan product therefore restoring your entitlement.

Great tenants are easy to find if you are providing a quality product in an area that people want to be. 

Essentially it allows someone who might have 20k for rehab to take on a larger project than they would have been able to out of pocket.  

Covid hit so my job went to 2 days a week so I couldnt justify hiring someone to do the total rehab so I did everything but the granite and tile bathrooms myself from the drywall to finished product!
