@Ethan Cooke That's quite impressive with what you are doing with "rental arbitrage". 

- Focusing on A and B+ neighborhoods that are within a 20 min. commute of downtown or located near another mini center of employment (for example Claycomo near the Ford plant - they focus on trucks and made a huge investment in expanding that facility, so unless the world stops needing trucks to haul things, it should be a long-term employer in the area, and the new Cerner innovation campus). 20 min. is the average commute time in that area, so I wanted to stay within that range.

We price aggressively, but I can get $50-100 more in an area based off extra amenities(garage, fenced yard, laundry facilities, etc).

Landlords have to hire a mover to haul the tenant's belongings to a storage facility.

There is no risk of an increased assessment from a tax appeal in Cook County.It’s also rare to see a reduction when the assessed value is lower than a recent, arms-length sales price, although that’s not to say it’s impossible.

A landlord cannot provide different services or facilities to tenants in a protected class or require a larger deposit, or treat late rental payments differently.
