For those experienced in the STR arena, in your experience do most municipalities that ban/restrict/regulate STR allow 30 day minimum rentals?

The very few owner financed deals we see are just horrible for the buyer in most cases.Investor meeting this last weekend had a great example of a fairly experienced investor who decided to buy owner financed deal only to find out after the seller died that seller had quit making payments on the original loan that investor did not know about and it was now in foreclosure with $80,000 balance. 

These requirements can be normal for an older building or in an historic district.If this is one of your first investments, you need to find a very experienced partner who has experience with the same issues you are facing.

Searching the title is only the 1st step, then the documents need to be examined which can only be accurately done by an experienced examiner. 

I am looking for an experienced investor in the greater boston area and/or Worcester county area.

I may do it if they are in a low-income property, no more than two people living together, and they pay at least a double deposit.If you're not experienced in this, you should just draw a hard line and require established credit with a certain score.

There's definitely a human (emotional) element to this scenario, but from those more experienced...are most sellers in this position open to further questions for understanding the property or do they tend to be a "you get one shot, make it quick" kind of thing?
