Or register the changes with mortgage etc.That is why 90% of the deals done here are negotiated verbally prior going to the notary to close the deal.Unfortunately this makes wholesaling here impossible - the wholesaler can legally only ask for the money that would go to the listing agent.

Trying to fix and flip this is nearly impossible when you're underfunded like this.You need about $60K in total funding to pull off a fix and flip with the number you listed, yet you jumped in with only $38K.
