If you are willing to invest out of state or in a different asset class then you’ll need to determine if the additional risk and effort are with the extra yield.

You seem to have made little to no effort to educate yourself and are just expecting someone else to do it for you, for nothing.

Just because you did not get my point and did not make an effort to look across the street doesn't mean it doesn't exist. 

I ask because there are countless ways to make money in real estate, but like any business, without a clearly defined goal and a well laid plan on how to reach it, all the effort in the world will end up being wasted energy.
