When multis share systems such as HVAC you can get a lower cost for the system per unit, but then you also can not share the utility bill, so that bites you in the end.With single houses, you have more travel distance to them for inspections, etc.

Depending on your area (i.e. close to hospitals) sometimes there are traveling nurses and they only want 6 month leases but your HOA won't allow those.
