I am open to other ideas and want to learn details of real estate investment in the US. 

I was able to get a good deal on the house I was interested in due to this fact but it’s a half done flip/reno so there’s a lot of work halfway started throughout the house. 2 areas in particular I’m unsure of what to do with is the walls and attic, any suggestions or ideas of how you would be finish would be greatly appreciated (adding links to specific products are a bonus lol)!

Can anyone give me some ideas on how to find cash buyers in my market? 

The biggest thing you need to know is if you offered $250,000 and the appraisal comes in at $240,000, you or the seller or both of you will have to come up with the $10K gap. this can be scary but making sure your realtor runs proper comps in the beginning can help save you from this!

I don't even drink the stuff and have no idea what a French press does, but I hear some prefer that method and for this price, I'm willing to experiment with adding this amenity. 

Exception would be that I'll consider selling and using proceeds for BRRRR (and currently this is the best idea I have).Ideally I'm looking for minimal cost to me.

Any ideas on creative financing?

I love the idea of adding a touch of luxury to make it feel like a high-end haven, like a fancy Jacuzzi bath, just to name one.
