@John Underwood hit the nail on the head about running those numbers.With that much space, it would be easy to put 2 or 3 places on it without encroaching on each other.

I’m looking for multifamily (2-4 units) & part of my larger issue is not being able to really nail down a specific part of Pittsburgh.

I know I can make the payments on a 70k loan with my budget, but I'd have to nail the underwriting to manage a second mortgage. 

If you choose that route, just make sure they use longer nails, since you already have two layers for the nails to go through to reach solid wood.

You would think that the media would embrace park owners who bring these old properties back to life and preserve affordable housing (but at a slightly higher rent) but instead they take just one or two unhappy residents out of communities that have 100 or more households and build the false narrative that all residents are unhappy with the trade-off being higher rents and a higher quality of life. 

If I can nail down the number for health care I'll begin my 1 year acid test this winter (live off the rental net rental income - banking the health care cost and my day job wages) to see how feasible  retiring from the day job would be.

I collect an extra months security deposit and put in the lease that the tenant is responsible for having the carpets professionally shampooed and cleaned upon move out and specifically responsible for any damage to hardwood flooring due to scratches, nail marks, stains, etc...
