A year of rent sounds great on the surface but I'm wondering why they wouldn't just pursue a normal year long (long term) rental...maybe they've been bad renters or have bad credit or low income.

Looking at the reporting I do get, their fees are very high for what you get in terms of them managing the asset. 

Think you may need a handyman, agent, loan officer, real estate attorney, real estate inspector....  

While they are legal from a building department view point, if there are complaints from neighbors about you renting it long term, it could create issues with zoning.  

I’m generally familiar with DSCR loans – do they require experience?

My non-laywer advice is to get that thing refinanced and read the mortgage docs before you close and abide by the terms of the contract.

Short term rentals are more challenging in Truckee, as there is a limited number of permits and a currently a waiting list.  

Some of newer investors put the VA loan on a pedestal.

I don't remember the exact term, but there is a category of insurance providers...

I keep the rmd the lowest possible however to secure a loan on a home I inherited I had to adjust the rmd higher...now I want to move it back where it was because I am very conservative and like to have money for the unforseen future .
