OK, all advice above is correct; you'll need an Attny that specializes in L/T in Queens, and you must have good understanding of local L/T laws as well.CRITICAL-- you need to do a search at building department to make sure you have no building code violations of record, because a tenant can use ANY outstanding violation to postpone, delay and frustrate your efforts to get them out. 

So frustrating!

Just wanted to vent and see if anyone else ever gets frustrated when they lose out on a deal?

@Jonathan WoelfelPointless thread, although its good to get your frustrations out sometimes...This business is cut throat from top to bottom, and there is a place for wholesalers in this business..Pull your pants back up and calm down, get out there and find your own deals...stop complaining

I've been terribly frustrated with the lack of conversions when I refer leads to other agents.

So I'm stuck and frustrated, can anyone help on some recommendations...My partner and I have approximately a $20k-$30k down payment for a property and would like to get a quick injection of cash by doing a low risk flip.

Hope this story will maybe help inspire someone to take that first step, I was pretty frustrated with the banks before finding the podcasts.

Initially I was very frustrated with her...we'd both spent many hours over the course of 7 days on the application and the due diligence.  

To be honest your A's offer me the greatest frustration while my B and C's just keep filling up the bank account...

Managerial level on development/general contracting sometimes has its own frustrating days, I had the trouble of shifting from taking directions to driving the job and doing the books and compliance, though my case is different because we work with governments like school districts that a <100,000 project needs 300-500 pages just for closeout procedure.
