If she's on a year lease, I would file eviction every time she pays one day after the grace period ends, or immediately if there is no required grace period.

The taxes apparently increased because my father had exemptions that ended with his death, but I did a still-timely last-minute filing for homestead exemption in that state (Florida) as I had lived there and in that house just prior to the sale, and the title company would have had the final calculation available from the state taxing agency.

@Jason Goretzki the rule was actually to seal eviction records if the tenant won or it was incorrectly filed.

The aging parent unilaterally had an estate attorney change the deed to include their trust and not their individual name (as originally filed).
