Hello Everyone,I have started my first wholesaling mail campaign in the Spring Branch and Sugar Land (77498) area, and have spoke to a few sellers.

I personally like #3 but I'm in a decent sized market and it doesn't backfire with an appropriate marketing campaign.  

I am starting a yellow letter campaign this year to hopefully find distressed sellers. 

However, it costs money ($1 per search), and even then, you are not guaranteed of a good, working phone number.At that point, you could door knock, or put them on your direct mail campaign.

You could certainly find these deals through a direct mail campaign on your own, but it depends on how much energy you are willing to invest in that.

You just need to be prepared to put in the hard work involved in finding your prospects, since you will not have the funds to launch any marketing campaigns.
