Started buying in 1996, have owned passive rental properties in North Bay, Sudbury, Timmins, Toronto, Hamilton and now in Niagara Falls.  

Part of the reason why I want to know this is because my dad currently owns 2 rental properties in the San Francisco Bay Area and I am wondering if he should have the properties under and LLC or other kind of business entity.

In general, its improbable to cash flow in the SF Bay Area, as youve noticed.

Not the end of the world but not ideal since we are already paying $3k/mo rent in the bay....  

He was referred by a friend in Toronto that I helped buy multiple properties at the end of last year.The Tampa Bay area is a target rich environment for such properties. 

@David Lee  SF and the rest of the Bay Area are great markets.
