Save up.Perhaps, if you feel the urge and are comfortable with higher risk, you can use the money you have now to advertise, sending yellow letters to distressed property owners in the hopes of picking up a place below market value using hard money and rehabbing it to refinance cash back out, but it's not always the best idea to start with a complex purchase with tons of moving parts before you've jumped in the game the traditional way.Best of luck, whatever you choose to do!

Hello BP Community,         I've invested in multifam for a while and completed moderate renovations, but never under a time crunch that a traditional BRRRR strategy would call for.

Units need LVP flooring, lighting, electrical and vent improvements, kitchen cabinets, HVAC upgrades, windows, etc.

I am self employed (I sell on eBay) and do not have the ability to get traditional financing yet so that is an obstacle I need to deal with.

Hey Vu, It is hard to tell by looking at the photos but my gut says to just paint the poles and wood beams with a fresh coat and string some lights across the beams to create a nice outdoor seating area.

All units have HVAC (central air w/ heat pump) units less than 4 years old, upgrades galore including tile floors, recessed lighting, and all appliances included.

My biggest concern is getting out of the HELOC into a traditional mortgage.

Traditionally over time prices go up.
