First, unless the mtg has a PR provision, and unless the was a real estate related loan as opposed to a loan for the operation of the primary business of the corp, it probably does not, the lender doesn't have a contractual way to value the property as an asset securing the debt making setting a PR price difficult.

Masood Amin How Can I buy a property without a job

@Masood AminPlenty of private/collateral based lenders who care little about borrower income when making a secured loan.Bringing on a partner is not a bad idea in my experience, however, as long as you have a good deal on hand, you end up giving more of the deal to the partner than you would comparatively with a lender.I've never heard of a private lender charging a risk premium due to lack of employment, learning something new every day!

With your income you should be able to do all of the above anyways so congrats on the success so far.I appreciate your reply - only debt I have is a $350 a month car payment, I will most likely keep the home for another year or two then turn it into a rental for 3 years and then sell before the capital gains monkey catches me (2 out of 5 years  I think) So it would make sense I think My emergency fund is solid as my rent is covered mostly by roommates and having 60k just sitting in a .5% interest account is secure enough to last me 3-6 months (truth be told 20-30k is more than enough, I live really low)
