I haven't read through all of these posts, but it looks like all of the refi advice has revolved around institutional lending and the 2 year track record typically required for that debt.You have another option.

I'm never going to sign a lease without running my screening but I'm wondering if I should ask people for more rent both to make it easier to manage prospects and to increase profit.

On August 16, 2016 there was a Quit Claim Deed recorded transferring all interest in the property to FTAX Alabama, LLC.

I definitely want to make sure I am screening the right tenants. 

In most cases they base the risk off of your track record.

Its all about screening the tenants and verifying income and checking w/ prior landlords.

A downside of that is since you just took over the property, and you didn't screen this tenant, she might not meet the criteria of what you would want for a tenant.

Can someone still obtain a realtor's license in Texas  with having a  misdemeanor domestic assault charge on the record and the offense  occurred  almost 15 years ago ?

I hardly bought anything last year (3 rental units), but am already on a pace for record # of units this year.
