What's been your experience with people respecting properties? 

Of those who advocate the 'equitable interest' argument to justify skirting licensing laws, how many have actually been challenged by their respective state agencies and successfully defended themselves?

Board members are less likely to give weight to this nonsense if they see a pro from a respected law firm appearing before them rather than a stressed and confused landlord.

The typical arrangement in Milwaukee is if you are offering laundry, putting in separate machines for each unit and each is plugged into the respective units gas/electricIf you only offer the hookups, not actual applicances, then you just make sure each tenant has the gas/electric accessible and once they buy something make sure they are hooking up to the right one.Having washer to one unit and dryer to the other is not equitable as you noted.

(guys I love reading their comments and have a ton of respect for) I went digging further and found 2 great articles that might help you decide what to do.

The presenter was a well respected landlord tenant attorney, and his opinion was that you would allow the ESA.  

You can list it earlier with fewer photos, but I agree to wait until it is closer to rent ready.  

Good, clear photos in the ad.I use Craigslist and Zillow (which crosspots to other sites like HotPads).Besides good photos, having a competitive rent and clean, move-in ready unit is all you really need.
