Are there benefits/drawbacks to incorporating in DE when the investment property is located in another state (in this case PA?)

Hi BP'ers,Recently came across a packaged deal in PA (1x 4units + 1x 5units) where the seller is adamant about selling it as package rather than selling them individually.

I am shopping around for good renovation companies with some good references in Harrisburg, Carlisle, Camp Hill, Shippensburg areas in PA. 

New Jersey, Westchester, and Pennsylvania) have seem tremendous appreciation as a result of the exodus from New York.

I live in Montgomery PA and I haven't decided if I want to start with long distance or local investing but have some time to figure that out (still convincing the other half about RE).

., Florida, Idaho, Illinois, Indiana, Kansas, Michigan, Minnesota, Missouri, Montana, Nebraska, Nevada, New Mexico, New York, Ohio, Oklahoma, Oregon, Pennsylvania, Pennsylvania, South Dakota, Texas, Utah, Washington, Wisconsin, Wyoming, South DakotaNaturally, if anyone has anything to add with regards to these states, I am all ears.

I am in the west chester area of PA.

I currently live in SE PA, more specifically in Horsham which is about an hour north of Philly.I currently am a mechanical engineer at a small company.

detached rental is NOT possible to cash flow in most expensive NJ and PA and northeaster areas. $400-500K average house price -->  Rent $2000-3500  with LOTS of maintenance ( House is almost 100 years old).  

While most of our clients are cash every PA we submit that has financing we put 45 days.
