It is also "risky" to do nothing an have your money sitting dong and earning nothing, that net result is a loss when you factor in the devaluation of the dollar over time.There is nothing wrong with being patient and finding the right deal, if the last one was not the fit, so be it, but don't let fear or some unknowns detour you from the goal, having your money work hard for you!

As far as rentals in Northern NJ you have to look into multi family in order to make money a SFH usually will not make enough in rent to cover your expenses and make a profit. be patient and keep looking, but maybe try and change your strategy on how you can get a deal.
