We did a bunch of improvements including adding a bedroom, update the bathrooms, update the kitchen, adding a full bath. created a huge media room, converted 3 bed to bath to 4 bed and 3 full bath. 

Each unit is a 2 bed/1bath, expected to rent at $650-$700.

That bugs me, I already paid it once when I bought the house....now I've got to pay it again when I refinance.I am buying houses whose after rehab value is in the 50-60k range.  

Each unit has 2 beds and 1 bath for a total of $1100 in rental income per month ($600 for lower unit and $500 for upper unit).

Not sure if you're familiar with the rental market in the area/surrounding cities but for 1, I'm hoping to find rent rates for 1400-1600 for a 1 or 2 bed room.

All nine were listed at 50k, but varied in their bed/bath numbers.

What characteristics (bed/bath sq ft, acreage etc)?

I'm seeing 2 bed 1 bath houses, smaller than the 3/2 residence I just bought, listed for $10k more than we paid.  

., 3 beds/2baths with open floor plans and nice fixtures and finishes. 

The core of this deal is a solid brick 4 bed 2 bath house that hasn't been lived in for at least two years.
