However if you are struggling to get something across a Zoom is great backup.   

If you hold through a recession then the prices will shoot right back up to where its at now or even higher.

If you don't have rationale to back up your offers, you'll get nowhere and piss off your agent.

I played in that area as a child and attended the (closed) elementary school around the corner. this area is not like it was then but it is coming back up. you will have to upgrade to bring in students , but I believe you have a good deal this is a working class area.
