Where I am, we dont have any impact fees or other large fees associated with new construction, so that would be something to consider in your area.The downside with a gut renovation is your stuck with the basic house (for example, most older houses have 8ft ceilings, which would most likely be cost prohibitive to raise during a gut renovation) and are often difficult to open up enough to do a true open concept floor plan.The upside is new construction is more valuable that a renovation.

In May of 2019, the NV Real Estate Division finded someone $25,000 for "accepting valuable consideration as a real estate salesperson for the performance of any acts specified in NRS Chapter 645 from any person except the licensed real estate broker with whom she is associated." 

If this were built like any other residential condominium tower, at most 25% of the unit owners would be allowed to operate a short-term rental, provided the condo association allows STR in the first place.

I would encourage you to join the local Landlord's association here and come to the meetings, about two months ago we had a meeting about the class action lawsuit landlords are filing against the city about this. 

You don't get the upsides of an equity partnership without the downside risk as well.If your husband isn't willing to take the risks associated with the partnership, why doesn't he just act like a contractor on the job, provide a bid, and then get paid a fixed price as a contractor? 

Spell everything out in writing as if buying with a friend or associate.

I'm still debating if the associated costs are really worth it considering I'm just starting out.
