I've done it all, but I determine which marketing channel I use based on how much it costs to get a deal and the work involved.

The key is that when you join the group you MUST take action and get involved.

I bought a 4 unit property on my name by taking a personal loan, wrote leases on my name and also procured insurance for the property on my name too.If I now have to transfer to an LLC, what is the process involved? 

Nothing is wrong with turnover, especially if their is upside involved.

In the scenario I was involved with, an investor purchased a brick side-by-side duplex with cash. 

But originally it was only husband and wife involved and the business involved with no customers coming and going, so I left it alone.

Bigger pockets is a great resource, I was involved with it several years ago and then stopped for a while. 

Is there anyone who has been heavily involved in this type of investing or has the strategic process in place to utilize this method of investing? 

@Roberto Vasquez, A 1031 exchange is an entire process that involves the use of an unrelated 3rd party called the qualified intermediary whose sole job is to document the sale and purchase transactions and to hold the funds inbetween.
