As it turns out, they are claiming they can't run it through the attic (the attic doesn't extend far enough apparently) and they say they can do it 2 ways - drill a hole in the master bedroom wall that adjoins the guest bedroom where network cable is already laid.

Yes you simply need to calculate or estimate as accurately as possible what the NOI will be and divide that by the market cap rate.

This is just a company implementing somewhat of a “turn key” ADU deal for homeowners, anybody could simply hire their own architect, GC, and agent to rent out the unit and accomplish the same thing for likely less money and not be stuck with section 8 tenants.

Then if it's a good enough deal, I'll try to find other investors to either wholesale to or simply sell them the deal.
