Not trying to scare you, I would just make sure you do due diligence and have trustworthy property management and other team members with boots on the ground in the market you're buying in.I would also recommend taking a trip here (if you haven't) and just driving neighborhoods to get a feel for them.

As for number 3, that will be a little difficult until you can develop some rapport with boots on the ground here.

Just need to work with someone who has the necessary experience and boots on the group if you aren't sure yourself. 

As the subject states, "boots on the ground" is exactly how I'm doing this. 

For property management you definitely want boots on the ground if you are doing it from California. 

It shows boots on ground proof of all my activity and "material Participation"

I'm not all too familiar with the state and city so I really need to get someone experienced or "boots on the ground" to help scope out the area.
