I visited Orlando last year and liked the area and have been doing research on the market, Many real estate agents dont respond on zillow and it's hard to get things in place from a distance.I came across Grant Cardone's video but it led me to this place instead which is pretty great since there are so many helpful people here.Becuase i have been saving cash, I would like to stick to cash deals.

As I am a new investor, I was wondering the difference between doing a Grant Cardone style approach and constantly leveraging your debt so that it is always growing versus leveraging your debt to buy but than using extra cash flow from the property to apply to the principle.

Now granted those houses we're smaller but looking into the mind of a buyer they're probably thinking they would need to update the carpets/flooring and maybe the paint/trim as soon as they own the property.
