Development tends to have the most risk so has to have lots of room for profit over stabilized properties churning out cash flow, existing buildings half occupied, or mainly vacant buildings that are still use able.The big developers usually have the experience to tell you what you do not know and also can get things built cheaper with scale,more efficiently, and stabilized faster than a smaller developer can on larger projects.
