Once in a while, the listing agent will forward us message claimed to be from the seller asking for prequal again, then prequal with the exact format then today again an extension to 4/1/08 and claimed that they will ask the seller's signature once they have the extension.

Offer a 4% commission(unless you already are)then create text message with pictures and sound of you describing the house in an up beat voice(see youtube.com for how to instruction or pm me)then send out a big blast to all other real estate professionals brokers, agents, investors, mortgage brokers, etc...This is a marketing trick I learned in NYC during my times as a party promoters.

It seems a key component is selling your personal residence for 399k.From the pictures it is clear you need to declutter and take personal pictures and items out of there.When the property is staged you are sending the message that you have mentally moved out of the house.If you have a bunch of stuff there it will seem to a buyer you have it listed but are not ready to move on.Also the buyer will have a hard time envisioning themselves and their memories there and will be focused and amused by your STUFF.What are the recent SOLDS for the area?
