As someone who has lived as a tenant for most of my life due to being brought up internationally, proof that the landlord cares about your work is very important.

I've lived internationally so it's likely that I'll move over to the US at some point and so I keep an eye on the US real estate market.

If you are ultimately responsible you need to either pay it and have the tenant pay you back or have really good systems in place to track this stuff.
