These issues are a lot more common with homes built after WW2 in the 1950s and 60s - the basements were machine dug and deeper, which allows for more force from expansive (clay) soilds.

if I was you I would try and get online and do some research about some property managers in your area and just reached out to them about getting some coffee or go out to eat so you can pick there brain and get more information from them and if they tell you they are not able to help you I would just move on because there are thousands of other property managers out there that would be more than happy to talk with you and give you information. this is what I did when I was getting started and it is the best way to get into the industry without actually jumping into the business and doing it first hand.

So with the discussion of an LLC versus personal home ownership, people usually talk about liability and privacy.But If I understand the logic,If I get a 2000 rent payment this month to my LLC, I can buy a new dryer and washing machine with PRE TAX money and at the end of the year, it will be as an expense - thing that we cannot with having the house registered to ourselves. same thing in re-investing the money.Can someone explain to me that logic?

I dont know if it was like  year ago.. but it was very easy to get machines bought with minimal down like airplanes.. and financed by the companies..
