Most of the time, this is the usual 6%-ish sort of earned commission ("success" or "earned" means they actually performed on the terms of their listing contract and actually brought a buyer for full commission, either through their own efforts, or through the efforts of a co-op/buyer's agent who earns up to 1/2 the full commission).

Hi @Ernes Sahic, working with Owner Occupant MF buyers as an agent is actually how I started my career in Real Estate.   

You can set him up as a private lender, where he can earn a return on his investment.

It is in the same area as one of the others and we anticipate yearly gross earnings of 50k+ based on the performance of the other rental. 

For all of my income earning life, I’ve just been filing taxes with Turbo Tax.

I think a cleaner option would be you are basically earning income for renting out the roof space to a panel company. 

If a tenant wants a longer-term lease from me, they have to earn that privilege first.I would first charge this tenant and see where that goes.
