Does anyone have experience with entity transfers vs actual sales of multifamily properties in Ohio?  

Well actually I just returned from the house with a contractor and we've determined from what can be seen that we will need to have about 25,000-30,000 in rehab.  

Replace a roof and you will most-likely have zero profit for the year in actual dollars.  

Hello everyone,So are the 30 year rental loans at decent rates advertised by companies such as Lima One or Lending One actually 30 year loans or are they really 5 year terms with a 30 year amortization?   

That’s a fair question.I was actually pre-approved for another property out there, and the same team was happy to continue working with me.

I have no experience in this asset class with regards to actual investing.

If you find that your MAO is actually above the asking price, ask the asking price (unless of course you have a reason to believe that the seller would take less).

Otherwise you may fall into the trap of just learning and learning and learning and never actually doing.
