This concept can be seen in new construction trends where builders are opting for larger bedrooms and each room to have an en suite bathroom for convenience and privacy for tenants. 

I have found most (not all) realtors do not know much about running a STR or finding a property that is best suited for this. 

But, steak restaurants still do well :-).I do agree, however, that there was a period of exaggerated hype over STRs, which attracted people to the field who were ill-suited or ill-prepared for it.

Buying properties is harder these days especially with unauthorized suites.

I'm not sure if this is because the information is based on an earlier era when this was a realistic strategy, because my area is just not suited to it, or because I am looking in the wrong places for properties.Basically, many of the claims that I see about what to buy (the 1% rule, getting paid to live there or at least living for free) are entirely unrealistic.

"We went with a better suited applicant" and then cut off all communication
