Your interests are best served by identifying and engaging property management services before you close on the purchase of property from the owner.Before selecting a property management service, you need to get references and recommendations.

You'd really be better served finding the off market deals no one knows about yet.

Or would I be better served cold calling them?

You drive 30-60 minutes for one room of slots and a self serve coke machine in the back corner.

At this point I like to break off and I hope they are seeing people to serve and want to get to them.

That LLC for the purpose of flipping would hold little assets much of time time as I don't flip often but it would serve its purpose.

With two specific comments only:- reverse exchanges are more complex but are pretty clean with the IRS and definitely do not constitute tax evasion- this is not the 1st time you stated that "bonus depreciation has made 1031s obsolete", and I continue to disagree, because these two strategies are independent, serve very different purposes and can often be combined
