I want to use the BRRRR method to buy and hold a SFR or small multi-family but is the current market better suited to fix and flip?

As an example, we have started a sewer and drain cleaning company because of the amount we were spending on it. 

I did some minor plumbing work with the sinks, cleaned up and painted a vanity in the upstairs bathroom.

Or are you backing into that 4.25% which would be what you'd get conventionally, but then you'd add these additional things into that method?

I believe this is the BRRRR method?  

Since Jan I have done several flips but now I am looking for advice and guidance in accounting, securing hard money loans, innovative methods of finding deals on properties... and a much more! 

I have seen cleaning companies do it as well as other businesses.

The rest is just clean up.
