I did not receive any notice of these violation due to the HOA letters were sent to my rental property, but I'm not sure if my tenants actually received notice either, if they never opened any of these HOA letters. 2- In an attempt to prevent future violations, I asked my tenants to hide their trash cans inside the garage or in the backyard.

I started off basically dropping off notes, texting, etc, and I've had two situations now blow up because that one-way style lost a lot of subtext that would have prevented the situation from escalating.

I have seen huge growth in 'homeless prevention' programs in our area - basically social services tenants can go to who receive a 3-day notice, but that's about all that has had a material effect I can see.Matthew Desmond advocates for housing vouchers for anyone that earns less than say, $30k/yr.

1) Basement Bathroom waste discharge needs setup2) Replacement of improper basement "escape window"3) Insulation of exposed water supply lines outside of both basement windows to prevent freezing pipe damage4) Replacing the utility room door with one more appropriately sized and bringing it forward to touch the concrete to minimize water entry5) Repair open seems noted at second floor balcony to prevent water damage6) Repair backyard sliding door which does not close (safety hazard for forced entry)7) S-trap in upper, lower master and half bathroom sink waste lines need repair to allow for proper drainage/venting.8) Boiler condensation drain line installation needed9) Repair leaking pipe in utility room to prevent water damage/mold10) Door does not latch at front entry (safety hazard)11) Unable to lock windows at upper living room repair needed for security/energy conservation

that was a big concern i had as well.. maxing out credit cards might even prevent me from getting the refi in the first place.The HELOC was my next option. but I know hardly anything about the product so I didn't want to rush in to something that I'm uneducated about.a little more about the property: we got keys for 200k and it appraised for 220k at close. we put about 20k in repairs already and hoping to do a 10k kitchen update as well as put some finishing touches on bathrooms. this was a year and a half ago. comps are now showing from 250k-300k. along with the cash out I'm wanting to buy another property.

Actually my question about passing my wife's share to my daughter was meant to ask if my wife's being a shareholder in the LLC prevented the LLC from using the maintenance and improvements as LLC expense would transferring her share to our daughter allow it.
