Should I look to get into a deal sooner and go with a SFH or should I wait and look for a good MFH deal- taking into consideration the developing financial environment. 3) I planned on using my VA Loan towards a quadplex and I think I could justify this in Tampa as that is where I will be moving in under a year and I would likely rent 3 while holding the other as legitimately my home with internet and utilities set up for when I am in the states on business.

They are very concerned about getting the estimate for the water bill right, but have given little consideration to capex items like a new roof, new plumbing, a new kitchen, windows or driveway.

If you can get them to document the property as a single-family with in law arrangement, versus two units (multi-family), I think the appraiser will take that into consideration

(And maaaayybe if the higher-ups approved it, they'd only skip one month and/or defer instead of abate if a new tenant signed on before then - but they made it sound like a very long shot).Anyway, I too have a bad taste about how they sprung this all of a sudden, and not really cool about them just skipping rent without any consequence - especially as no one else I owe (mortgage, property tax, etc) is willing to forgive my payments, so I don't see why they should get special consideration.

Most of my clients are from California (because finding real estate investment opportunities can be tough) but I have worked with clients from Israel to Singapore.There are lots of great midwest and southern markets that people have found success in... for years Indy, Memphis, and Kansas City were very common and we are seeing other options like Oklahoma City and some Pennsylvania markets as well.I live in Indy, so I'm a little biased, but... other than the obvious numbers, there are some other metrics to take in to consideration.

After being referred to a realtor my friend used to setup their first house hack, He quickly got me switched from SFH to Duplexes and was able to find me properties with historical income that not only had cashflow but allowed me to qualify for a higher loan amount as well taking the property's income into consideration.

Deferred payments  amortized over a period of time, reduced rent, have them at least pay the CAMs/NNNs, have them share a portion of gross income for a period of time in consideration of abated rents.
