Some will tell you that you need to be "All In" to make it work which I believe is sound advice if you have no responsibilities and plenty of time to door knock, hold open houses; pretty much put your feet on the street.

You can also search for garage sales and estate sales which usually have a ton of furniture to choose from for extremely low prices.

What about detached garages , how is this covered and how much coverage is recommended?

. $50k investment, will be listed for over $300k with similar unrenovated property two doors away under contract for $350k as a comp and other recent sales in development at or over $300k.

I remember one county pulled up 3 houses to compare to mine.....all had 2 car garages, all were brick, all were pretty nice homes, compared to the foreclosure I bought ....then I showed them my pictures...got it reduced by about 50% and the appraiser just about fell out of his chair....with my evidence.

Tell any tenant that answers the door that you are an investor and you want to buy the house.

Long story short the same appraisal gave me more credit for a detached garage that was about half the size, not rehabbed, not rented and no electricity about 3 months ago during a different refinance.The property i detailed here obviously has a fully rehabbed garage, it's rented, electricity works, etc.
