I’m 10 yrs from retiring local government and will be juggling both careers.I don’t have an interest in joining a team.A downside to EXP is the aggressive recruiting I’ve encountered from ‘sponsors’ with only 1 month under their belt or the sales pitch from agents who want you to join a team.

@Nick Russo Yes, check with the local government entity in your area in charge of titling and re-titling manufactured homes.

As far as being protected from rent payments during this time will depend entirely how friendly your local government is with landlords.Also with it being a duplex, the value will be based on comparable, if there are similar duplexes on the street then this could potentially hurt or help the value.

-First Mortgage (if the foreclosing mortgage is a second or third mortgage)-HOA or COA assessment liens (in certain states)-Mechanic’s Liens (in some states)-Government liens such as state and federal tax liens, city or county liens, US Government liens.

Another relevant piece of information is that the purchase price that I would be offering would be 80-85% of what I believe it will appraise for.I know conventional loans, or anything that will have government backing or be sold on the secondary market, will almost certainly require a 20% down payment for an investment property.
