All it ever was were marketing techniques, rehashed boiler plate documents and empty promises of one-on-one training from him personally, along with hand-holding while you learn the note business -- all lies.

They STR game can be very complicated in NE Florida due to zoning laws, imaginary lines between cities that are and are not incorporated and county rules.  

I opted for a more complicated approach which requires a developer and never ending modifications which I anticipated -- yet frustrating at times.
