You may want to think about working with a realtor or a really good attorney to make sure you are set up correctly to start off in the best possible situation. 

At one time they were trying to figure out how  to finance a $10,000,000 roofing and siding project but got bogged down with attorneys and all the mess that goes along with a project that size.

I don't think you should waste any money on an attorney. 

If you're just looking to fund a handful of deals a year you  may be OK (consult an attorney) but definitely do your due diligence.  

Consulting with a zoning attorney is advisable to assess the feasibility of your project and guide you through the necessary procedures.Hope this helps!
