This told me renovations including the 10k for electrical (already written quote) would be a minimum of 30k and up to 50k depending on if I wanted to correct every deficiency. 

So look that up and see what it means.. for someone with limited assets or cash it means nothing  IE nothing to get if they sue you on the PG.. for others your going to get sued if you have a deficiency.

If you find that your lease was deficient for this unorthodox arrangement, edit it and try to get it right the next time. 

Inspection came back with some deficiencies for sure but im using that to get a discount, and much i am requiring seller repair before closing.

If the landlord hires the gardener and the results are poor, send your landlord an email/letter (retaining a copy for yourself) to report the deficiencies and provide photos.

This also in a way reminds me of the GFC when U had all those strategic foreclosures.. in states with no deficiency judgement possible people did this in droves although there were always 1099C threat but then govmit came out and put a moratorium on that..

First its not my opinion since its a quote taken directly from the FTB, the folks that will audit you, then assess your deficiency and further penalize you if deemed appropriate.

Section (1)(f) also states: tenants must test at least once every six months and replace batteries as needed in any smoke alarm, smoke detector or carbon monoxide alarm provided by the landlord and notify the landlord in writing of any operating deficiencies.

They release their mortgage lien and usually also forgive any deficiency on the note, as part of the deal.
