They are pretty bare bones and do most everything via email but the price is right.

Good idea on the Trust as that will avoid probate (required even if there is a will) and your father can control who gets what via the Trust.Your challenge is what happens if you do all the work to turn the portfolio around and then your father sells it, gives you less than you think you deserve or leaves it to someone else?

We're not likely to see major appreciation in the coming years, but I do think buyer sentiment will improve which will likely lead to better pricing via competitive offers vs. the current market.

You can continue to invest in real estate and create more depreciation losses via cost segregation to offset the recapture though. 

I'm doing everything I can to learn about real estate investing (mainly via reading), and there are concerns I have about my future in this field, that I want some more clarification on, and better yet creative solutions.

Would you consider raising money via arbitrage/short term rentals to do minor upgrades and invest in another property.

Don't even get us going about S8 tenant retaliation via abuse of utilities!
