@Chris Schroeder, I would second what @Jeremy Hart said and get it in writing (I bet they won't do it) if you are really concerned about the DoS clause because realistically these loans get sold all the time.

ARV is 100% because it is  small... but hey you put an addition above the garage, and suddenly you have the right square footage to match all the 600K houses being sold.

The blog post on "shopping for a deal" makes excellent sense -- the more you are familiar with streets and neighborhoods, and how much properties have sold for, the better position you'll be in to grab the right deal when it comes along, without agonizing or delay.

I live a block from downtown Dartmouth and it's been interesting to see exclusive listings with sold signs pop up out of the blue, as well as homes going over asking.

House price is about $450000 (Single, 3 beds and 2.5 bath) and I plan to rent it out around 1800 - 1900/month for about 5 years then sell it but I don't know if I will make some profit after I sold the house. 

We have one client who demo scope of work usually entails about 2-3 pages it is so detailed.The next item is asking the right questions and get multiple references.

Are there any deferred maintenance items that need to be addressed (i.e. air conditioning, hot water heater, etc.)?
