@Ahmad Kakar You might benefit for a few years because you are in a strong market but will eventually have a lot of frustration when it comes time to do major maintenance.

The most drama free market (at least if you're a buyer, the story we just told includes 4 sellers frustrated with their listing agent -- but as a buyer, that's not my/your problem) I've seen in California in my limited time on this planet. 

We still came out ahead because our deal had plenty of profit in it, but it was definitely disappointing and frustrating.  

We could certainly go after her just for my husband's medical bills, but instead are being kind and understanding - but getting very frustrated at her lack of reply!
