Hey Justin, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

The line of credit and loan opportunities are not that good in my opinion.I have CapitalOne for my personal account and I am thinking to move there as their tech has evolve and it is at a good level with very low cost, though I haven't evaluated what are the benefits for LLCs, they have all the offerings as a bank because they are one (Mercury is not a bank, it is a tech enabling company).

So you would ask for, i.e. 45 day feasibility period (the time in which your deposit is still refundable) and then if by day 45 you feel confident and can start to move towards a close, then you will ask for a certain amount of time to close, but during that second timeframe, the deposit is now NON refundable.
