I'm looking to reposition smaller sized apartment complexes as I am aware that there is a lot of value to be had from properties with a higher rate of vacancies and underperforming mgmt to begin with. 

A friend was once a property manager for an apartment complex near a college.

Pre-2008 groups of investors would buy apartment complexes in LLCs without PGs to do value adds, then refinance to take their cash out and walk away from the property without any ramifications. 

It would include 40 one-bedroom and 60 two-bedroom units of affordable housing for residents of the Beecher Terrace complex being razed in the Russell neighborhood west of downtown, according to a resolution background statement reviewed by the Louisville Metro Housing Authority in May.What are your thoughts?

If you'd provide me with the details of the deal, I'd be happy to provide my two cents.The student rental market is also a little saturated from all of the newer student housing complexes. 

But if you were talking about the maximum # of FHA mortgages with multi-family and they said, "we'll I'm also thinking of looking into some commercial options," they probably mean they're investigating whether they can acquire more units by going with commercial mortgages.Language is hard, and the complexity of real estate doesn't help, unfortunately.

Good advice don't even think about a mobile  home park, better yet build a 12 unit senior home apt complex.

Hotels already have the general layout of an apartment complex plus an elevator, common area and parking.
