I am not broke and do have a little money saved up (about $16K total not including my 401K).So far, my favorite strategy is buy and hold smaller (preferably 10 to 75 unit) apartment complexes for cash flow.

The ideal situation for me is to start in his market because that's an area i visit anyway few times a year and starting with a multi family apartment complex there won't be that bad.

Believe it or not there are people out there on the other end of the spectrum and they have billions of dollars that need to be placed, to them a 5% return on a very safe apartment complex is a great deal.
